That's roughly a $56,000 gap at the benchmark level, which is really just the price tag on 20 to 30 minutes of driving. Some buyers will happily pay that. Others will discover, once they actually price it out, that they've been paying a premium for a commute they don't even particularly enjoy.

Why Buyers Are Choosing Airdrie Over Calgary
The math is straightforward, but worth spelling out rather than just feeling. The benchmark gap between Airdrie and Calgary means the same budget stretches further north of the city line, often the difference between a townhome and a detached home, or a starter bungalow and a home with a legal secondary suite. Airdrie sits directly along Highway 2, giving residents a direct run into Calgary without navigating inner-city arterial roads, a genuinely different commute experience than many Calgary suburbs offer relative to downtown. The city has also matured well past "bedroom community" status, with a growing retail base and a full slate of recreation facilities.
One honest caveat worth stating plainly rather than glossing over: Airdrie does not currently have a full hospital. Residents rely on the Airdrie Community Health Centre, a 24-hour urgent care facility, for non-life-threatening needs, with patients requiring hospital admission or emergency surgery transferred to Calgary. It is a genuine, actively discussed gap given the city's growth, and provincial funding has been allocated toward planning an integrated care facility, but it hasn't been built yet.
