Are You Ready to Buy in Foothills County? Score Yourself Before You Book a Showing

Financing, wells, septic, zoning and commutes. A seven-point readiness scorecard for anyone considering an acreage 20 to 45 minutes from Calgary.

Most people fall in love with an acreage before they are ready to own one. They see the view. They picture the horses, the shop, the kids with room to run. Then they discover their pre-approval does not cover rural property, the well produces less than they assumed, and the commute they called "twenty minutes" is fifty in February.

Here is the reframe. Buying an acreage is not a bigger version of buying a house. It is closer to acquiring a small operating business. You are taking on a water utility, a waste treatment system, a private road, and in many cases a set of outbuildings, all bundled into one title.

That is not a warning. It is an opportunity. The buyers who understand this get first pick, and the ones who do not spend six months learning it the expensive way. So before you book a single showing, score yourself.

Read the Market Before It Reads You

Timing matters, and right now the numbers are worth knowing.

CREB regional data for the Calgary economic region, which takes in Foothills, Rocky View, Mountain View and the surrounding rural municipalities, shows sales running about 5.1 percent below the same period a year earlier. Active listings are up roughly 2.3 percent year over year as of June 2026.

Fewer buyers. More inventory. That is a market that has tilted toward the prepared buyer.

Rate stability is useful. It is also a message. Do not build a purchase around a rate cut that may never arrive. Qualify on today's numbers.

Readiness Layer One: The Money

This is where most acreage deals quietly fall apart, and almost always for the same four reasons.

Your down payment is bigger than you think

Most A lender acreage mortgages want 20 to 25 percent down, well above the minimums buyers are used to in the city. The lender is not being difficult. They are looking at a well, a septic system and a shop, and seeing several assets bundled into one transaction.

Your appraiser needs to speak rural

Plenty of appraisers are uncomfortable valuing acreage, barns and shops. Ask your lender directly whether theirs has rural experience. Ask before you are three weeks into a financing condition, not after.

Your carrying costs will not mirror the city

Rural property taxes and insurance premiums swing widely based on outbuildings, distance from a fire hall, and the condition of the well and septic. Get real numbers on the actual property. Not an estimate. Not a comparable in town.

Your maintenance budget needs new line items

Well pump replacement. Septic pumping and inspection. Driveway grading. Fence repair. None of these are dealbreakers. All of them are invisible to a city homeowner until the bill arrives, and all of them need a line in your budget before you write an offer.

Readiness Layer Two: The Life

Everybody knows the trade-offs in theory. Very few people test them.

Drive the commute before you commit

Twenty to forty five minutes to Calgary reads fine on paper. Do it twice a day through a Foothills winter and it becomes the single biggest factor in whether you still love the property in year three. Drive the route at rush hour. Then decide.

You become the utility company

Well water, septic, private driveway. Snow removal, water treatment and general upkeep are yours now, not a municipal crew's. For a certain kind of person this is deeply satisfying. For another it is a slow leak of weekends. Both answers are fine. Knowing which one you are is what matters.

Be honest about how much space you actually want

Acreage living suits people who want animals, a shop or real privacy. If what you genuinely want is a bigger yard, a country residential lot closer to Okotoks will make you happier than a quarter section will, and it will cost you less to run.

Readiness Layer Three: The Local Knowledge

This is the layer buyers skip, and it causes more post-possession stress than the other two layers combined.

  • Zoning decides what you can do. Foothills County's land use bylaw governs what you can build, how many animals you can keep, and whether a secondary suite or home-based business is permitted. Confirm it for your specific parcel before you start drawing plans.
  • Not every well is a good well. A water test and well disclosure tell you flow rate and quality. Those two numbers affect daily comfort and future resale in equal measure.
  • Inspect the septic like you would the house. Age, system type and maintenance history all matter. Make it part of your due diligence, not an afterthought.
  • Ask about the future, not just the present. If there is any chance you would want to subdivide, add a second dwelling or change the land use later, ask now. That question is cheap today and expensive after possession.

The mistake that costs the most

Buyers routinely confirm zoning after they are already in love with a property, which turns a factual question into an emotional one. Ask what the parcel permits before the second showing, while you can still walk away without it hurting.

The Seven-Point Readiness Scorecard

Give yourself one point for each statement that is already true. Not "I could probably do that." Already true.

Score yourself out of seven

  1. I have an acreage-specific mortgage pre-approval, not a standard city one.
  2. I have 20 to 25 percent of the purchase price available as a down payment.
  3. I have driven my likely commute at a realistic time of day.
  4. I understand well water versus municipal water and I am comfortable with the difference.
  5. I know what a septic inspection involves and I intend to request one.
  6. I have budgeted snow removal, fencing and upkeep as ongoing costs.
  7. I know roughly what Foothills County zoning permits for the property type I want.

Your Order of Operations

Do these in this order and the process gets dramatically easier

  1. Get the right pre-approval. Ask specifically for acreage financing, and confirm the lender's appraiser handles rural property.
  2. Confirm your true cash position. Twenty to 25 percent down, plus closing costs, plus a first-year maintenance reserve.
  3. Drive the commute. At the hour you would actually be driving it, ideally in poor weather.
  4. Decide how much land you actually need. Country residential near Okotoks and a quarter section in Millarville are different lives, not different sizes.
  5. Learn the zoning basics. Enough to ask intelligent questions about any parcel you view.
  6. Line up your due diligence team. Home inspector, septic inspector, water testing. Book them before you need them.
  7. Then start touring. With the first six done, you can act on the right property instead of watching it sell to someone who was ready.
