Retirement Acreage: What Boomers Are Actually Looking For in a Country Estate

Almost half of Canada's wealth sits with a generation that's rethinking where they live. Most acreage listings still aren't speaking to them.

Here is a number worth sitting with. TD Asset Management puts baby boomers in control of almost 50 percent of Canada's total wealth, with average boomer household net worth reaching $1,458,282 as of the second quarter of 2025, according to Statistics Canada. That is not a niche demographic. That is roughly half the money in the country, held by a generation that is now moving through the biggest property decision of their lives, and most of the acreage market is not built for them.

Walk into most acreage listings and you will find the same pitch: room for horses, a shop for the hobby, a quarter section to work. That is a real buyer, and a valuable one. It is also not this buyer. The retirement acreage buyer wants land and privacy just as much as the equestrian buyer does. They do not want the maintenance load that usually comes attached to it.

Two Very Different Buyers, One Word

"Acreage" gets used as if it describes a single kind of purchase. It does not. A 33-year-old buying a quarter section to run a hobby farm and a 68-year-old buying five acres to retire on are solving completely different problems, even though they might tour the same class of listing.

The hobby farm buyer is optimizing for capacity, more land, more outbuildings, more room to grow something. The retirement buyer is optimizing for something closer to the opposite: enough land to feel like a country property, and no more responsibility than that. Selling them the same way is how good properties sit on the market waiting for the wrong buyer to find them.

What the Retirement Acreage Buyer Is Actually Looking For

Single-level living

A bungalow or a walkout bungalow beats a two-storey almost every time in this segment. Stairs are not a dealbreaker at 60. They increasingly are at 75, and a buyer thinking clearly about the next twenty years is already factoring that in, even if they would never say it out loud on a showing. A smaller, manageable parcel

Two to ten acres tends to be the sweet spot, enough for genuine privacy and a garden or a hobby greenhouse, without the fencing, pasture management, or heavy equipment a larger operation demands. Current small acreages for sale near Calgary sit right in that range.

Minimal outbuildings, or none at all

A quarter section with a full barn and a shop is a maintenance project. A smaller acreage with a single garage and maybe a garden shed is a lifestyle. This buyer already spent thirty years maintaining a house. They are not looking to take on more building envelope, they are looking to shed some.

Proximity without compromise

Distance to a hospital, a pharmacy, and family matters more here than it does to a younger buyer optimizing purely for privacy. Foothills-area communities like Okotoks and De Winton, close enough to Calgary for healthcare and family visits but genuinely rural in character, tend to outperform more remote acreage for this exact reason.

Low-maintenance landscaping and infrastructure

A well and septic system are still often part of the picture, but this buyer wants them in good, documented condition, not as a project to inherit. The same goes for driveways, decks, and anything requiring ongoing physical upkeep.

The Numbers Behind the Decision

Foothills County's year-to-date benchmark price sits near $670,000, with the median closer to $621,000, according to CREB's regional statistics, figures that include both hobby-farm-scale acreages and smaller retirement-oriented parcels. Farm Credit Canada's 2025 Farmland Values Report put Alberta cultivated farmland values up 11.4 percent for the year, a trend that affects the land component of any acreage purchase, retirement-focused or not.

On the financing side, the Bank of Canada has held its overnight rate at 2.25 percent through six consecutive announcements, keeping prime at 4.45 percent since October 2025. For a buyer moving equity out of a paid-off city home rather than qualifying for a new mortgage from scratch, that rate stability matters less for approval and more for planning, it means the math on what a smaller acreage actually costs to carry is not shifting under them month to month.

The wealth transfer behind the decision

The Chartered Professional Accountants of Canada estimated in 2023 that roughly $1 trillion would move between Canadian baby boomers and their Gen X and millennial children between 2023 and 2026. A retirement acreage purchase is very often one piece of that larger transition, a family home converting into equity, part of that equity converting into a smaller country property, and the rest becoming part of a longer-term plan. The real estate side of that decision is straightforward to walk through. The financial and estate planning side genuinely is not, and deserves a conversation with a financial advisor or estate lawyer alongside any property search, not instead of one.
