At the same time, federal financing rules changed in ways that materially affect how far a condo down payment can stretch, especially for first-time buyers and new builds.

Understanding Calgary's Condo Market

Calgary's condo market offers a wide range of options, from high-rise buildings in the downtown core to low-rise developments throughout the suburbs. Before looking at specific units, it helps to understand where the market actually stands right now.

Current Market Conditions

According to the Calgary Real Estate Board, the unadjusted apartment condominium benchmark price was $299,000 in June 2026, down nearly nine percent from a year earlier. Inventory has grown following several years of record-high construction, pushing months of supply to around five months for condos, well into buyer's market territory, with a sales-to-new-listings ratio of 45 percent. By comparison, detached homes in Calgary held closer to their value, with a benchmark price of $750,500. That gap matters: right now, condos are the segment of the Calgary market where buyers have the most genuine room to negotiate.

What to Consider Before You Buy

Location

Determine which areas of Calgary align with your lifestyle, proximity to amenities, and transportation options. Downtown, the Beltline, and communities like Kensington and Mission each offer a different rhythm of city living.

Budget

Establish a realistic budget so you can comfortably afford the monthly mortgage payment, condo fees, and other associated costs together, not just the mortgage in isolation. Run your numbers through the mortgage calculator before you start touring units.

Amenities

Evaluate what different buildings actually offer: fitness centres, pools, rooftop terraces, and concierge services all come with a cost baked into the condo fee, so weigh what you'll genuinely use against what you're paying for.

Down Payment Rules Changed in 2024, and It Matters for Condos

Down payments still typically range from 5 to 20 percent of the purchase price, but the rules around what qualifies for insured financing changed significantly. As of December 15, 2024, the federal insured-mortgage price cap rose from $1 million to $1.5 million, meaning buyers can now put less than 20 percent down on higher-priced units that previously required a full 20 percent. The same reforms extended 30-year amortizations to all first-time buyers, and to buyers of any newly-constructed home, condos included, which can meaningfully lower the required monthly payment.

The GST/HST Rebate for First-Time Buyers of New Builds

If you're a first-time buyer considering a new-build condo, the federal First-Time Home Buyers' GST/HST rebate is worth understanding. Eligible buyers can recover up to $50,000 in GST on a newly constructed or substantially renovated home, effectively eliminating the tax on qualifying purchases up to $1 million, with a scaled rebate up to $1.5 million. The rebate applies to purchase agreements signed on or after March 20, 2025.

Additional Costs

Budget beyond the mortgage itself: closing costs, legal fees, a building inspection, and ongoing condo association fees all factor into what you can actually afford.

Settle on the number of bedrooms and bathrooms, the overall square footage, specific features or upgrades you want, such as hardwood floors or a balcony, and whether a high-rise, mid-rise, or low-rise building fits your lifestyle best.
